FSBO Property

We have already discussed enough in our previous articles about what "For Sale By Owner" of "FSBO" is and what features should need attention prior to buying or selling any property through FSBO. In this article we'll focus more towards understanding pre FSBO negotiation and investments prior to buying or selling of any FSBO property.

Buyers of FSBO property

You want to purchase a property. There are two options, go for a local real estate agent who of course may charge you a considerate commission amount thus gently enhancing your property cost or you can find a suitable property in local FSBO or MLS listing. If you are looking to save the realtor's commission, you may end up buying a property from FSBO and eventually facing a lot of uninformed sellers who thought they knew all it is required to handle everything properly. It is at this point that you can probably cut a good deal with the sellers if you keep few points in your mind. Normally the FSBO sellers are preoccupied with the feeling that they are clever and you need to feed this belief. If the property is in the market from quite a long time, the seller usually gets tired of negotiating on the property and wants to close the deal quickly. You can earn a good amount if you can fix the deal faster.

Sellers of FSBO property

You want to sell your property and cut the realtor's commission. You need to get real smart. There are few Do's and Don'ts that you should always remember and put your efforts accordingly. A messed up approach or flawed selection of words may cost you a potential buyer. Many sellers stick to a "Buy it or Leave it" attitude which can prove to be very harmful for your property and reputation in FSBO market. It is possible that you may not like buyer or find them too outlandish or frustrating. In such cases you should always stay calm and avoid intermingling of your personal feelings with business. You should always try to make your buyer feel that they are winning the deal. You should try to be aware of buyers' situation such as any deadlines, particular requirement etc. and place the deal in such a way that they feel like getting the best possible deal. You should always keep a track of amount invested on advertising etc. so that you keep enough profit margins.

FSBO can always be more beneficial and paying than realtors for both buyers and sellers. All we need to do is to step carefully towards a mutually benefit deal.
